Client Policies

The apartment has been inspected and accepted by Subleasee in its present condition.

Subleasee will at all times preserve the apartment in as good repair as it is at the commencement of the lease. If inspection has not yet occurred, please contact Aplus Housing with any issues. These will be noted and fixed.

Subleasee shall be responsible for any damage or loss to the apartment or furnishings beyond normal wear and tear.

Quiet hours are between 9:00pm and 9:00am. Adherence to these times is greatly appreciated for the consideration of your neighbors. (Excessive noise of any kind is not permitted at any time).

Please review your guest registration for your assigned parking space. If you do not have an assigned space, please park in approved areas only. Please inform guests of the approved guest parking areas. Any costs related to towing or ticketing of your vehicle for inappropriate parking will be at your expense.

If you have brought a pet with you (upon APlus Inc's. approval), please remember to clean up after them, and if you have a dog it must remain on a leash when outside your suite. Tenant will be responsible for all damages resulting from pet, when applicable.

Safety

APlus strongly urges all residents to lock all doors at all times.

In the event you fear for your personal safety please call 911.

The apartment management has the authority to gain access to every apartment for regular maintenance.

At your request for additional services such as maid service or additional items, such as furniture or Housewares items, APlus Inc. or its vendors shall have permission to enter. We will notify you 24 hours prior to delivery.

Renters Insurance

The insurance carried by Aplus Housing Inc. does not cover you for property damage or loss of claims of personal injury made against you. Aplus Housing advises you to consult with a qualified insurance agent to determine your personal needs.

Check Out Procedures

A fourteen (14) day written notice is required prior to vacating your suite upon fulfilling the terms of the rental agreement. Failure to do so will result in additional costs.

Check out time is 11:00 AM. At that time all keys, passes, etc, will need to be returned.

There will be a $25.00 fee for each key not returned.

There will be a $250.00 fee for each garage remote or access card not returned.

Please place all dishes in the dishwasher and turn it on and also remove all garbage & personal items.

If you leave any garbage or personal items in the unit after you depart, you will be charged a minimum $100.00 removal fee.

I, have read and understand all of the items listed above and agree to adhere to the request presented to me. Aplus Housing requires that a credit card be on file, should there be any proven damages to the unit or extra charges. I authorize APlus Housing, Inc., to charge my credit card for any proven damages that may occur during my tenancy.
